The Victorian government has opened consultation on a proposal to introduce two additional mandatory inspections for high-risk building types, including multi-residential buildings, boarding houses and special purpose residential accommodation such as aged care and disability accommodation.
These controls - which are out for public comment currently - consist of:
A requirement for the builder to provide a "Building Manual"
A requirement for additional "Mandatory Inspections"
There will be two additional mandatory notification stages, but each notification stage may result in multiple inspections. The two additional mandatory notification stages will be:
Prior to lining (or plastering) the internal side of the framework.
During work related to waterproofing.
The CQA supports greater regulation in this area - these controls will help reduce defects and provide greater confidence in apartments in Victoria.
